What is in a Home Information Pack?
The pack contains important information that buyers and sellers need to know:
Compulsory documents:
Energy Performance Certificate - This certificate shows the energy efficiency of the property
Sale Statement - Summary of terms of sale
Searches - Including Local Authority search, drainage search and water search
Evidence of title - Details of the title and information held about the property at the Land Registry
Leasehold and commonhold documents - If applicable
New Homes Warranty (if applicable) - This applies if a property is bought off plan
Home Information Pack Index - A list of documents contained within the HIP
Optional
Home Condition Reports (HCR) - This is similar to a current Scheme 2 survey
Work Carried Out - Receipts, certificates, etc, that relate to works done after any HCR
Legal Summary
