On the Halifax taking the mortgaged property into possession
Mortgage Advance by CHAPS or branch cheque £30
When you and your conveyancer are ready to complete your mortgage, our standard procedure is to transfer the money, free of charge, through a banking system called BACS. We require 3 working days notice to do this. If we do not receive 3 days notice, as a special arrangement, we can transfer money through an alternative banking system called CHAPS which means the money will arrive the same day. We may, in extreme circumstances, be able to arrange for your solicitors to collect a cheque from their local Halifax branch. A charge is made for each of these transactions.
Transfer of account to Deedstore (Available for properties in Scotland and Northern Ireland only) £10 ENTRY FEE
When you come to repay your mortgage, instead of repaying your account in full, a small balance can be left outstanding and your title deeds will be retained in secure storage. We make a charge for transferring your mortgage account to this scheme.

We make a charge if you ask us to provide a copy of an annual statement that we have previously issued to you.
Current Mortgage Statement £15
We make a charge if you ask us to provide a mortgage statement in advance of your annual statement being issued.
Certificate of Mortgage Loan Interest £20
We make a charge if you ask us to provide a certificate of mortgage loan interest.
We make a charge if you ask us to change the term of your mortgage.
Mortgage Profile (This fee will be payable if you request a profile of how your account would perform on different interest rate, repayment type or over a different term) £15
We make a charge if you ask us for a mortgage profile to see how your account would perform on different interest rates, repayment type or over a different term.
Change of Repayment type (This fee will be payable if you request to transfer your account onto a different method of repayment for example from interest only to a repayment basis. Please note if your mortgage is supported by an endowment policy you can transfer to a repayment basis and we will not charge you a fee) £10

Transfer of Mortgaged Property (transfer of ownership)-Taking off or adding one or more person's name on the Mortgage £160
We make a charge if you ask us to consent to a change in the ownership of the property while the mortgage is in place. This involves a change in the parties to the mortgage account because everyone who is an owner of the property also has to be a borrower under the mortgage. This fee is non-refundable.
Commercial loan assessment fee £100
We make a charge for issuing consent to a proposed commercial venture being run from the mortgaged property.
Release from the mortgage of part of the property £75
We make a charge for assessing and issuing consent where you ask us to release part of the property from the mortgage. This fee is refunded if the application is declined.
Consent to legal documents £75
We make a charge if we are asked to issue consent to proposed legal documents/transactions.
Grant of easement (for example a right of way) £75
We make a charge if you ask us to consent to grant of easement/deed of grant transactions
Property re-inspection fee £70
We make a charge where a re-inspection of the property is necessary after the initial valuation is carried out e.g. when we are asked to release money that we have held back.
Completing questionnaires or references sent by other lenders granting another mortgage £100 INC VAT
If you are thinking of taking out an additional mortgage with another lender or moving your mortgage to another lender, they will write to us for information on how you have conducted your account with us. The lender will usually send this fee as we require payment before we respond.
Arrangement fee for Further Advance £349
We charge a fee for arranging your further advance. This fee is non-refundable.
Arrangement fee for Home Cash Reserve £349
We charge a fee for arranging your Home Cash Reserve. This fee is non-refundable.
Revaluation fee for Further Advance or Home Cash Reserve (dependent on property value)
This fee may be payable where you have applied for a new further advance or Home Cash Reserve. It covers the cost of obtaining a valuation of your property where we need to and involves an internal inspection.
Arrangement fee for increasing reserve for Flexible Mortgage £125
We charge a fee for arranging an increase in the amount of reserve on your Flexible Mortgage. The increase will be subject to our normal lending limits and full underwriting checks.
Repayment administration fee £175
We will charge a Repayment administration fee, currently up to £175, when you repay your mortgage. The amount of the fee will depend when you entered into your mortgage and whether you have agreed to any changes to it since then (for example, further advance or product transfer). We will tell you how much the fee will be when you request details of the amount outstanding on your mortgage. We will not charge you this fee if your mortgage account is paid because it has reached its full term including any agreed extension and/or term applicable to any further advance.
Deeds despatch fee £50
We charge this fee when we send the title documents to a conveyancer acting for you, or to a branch office to enable you to inspect the title documents. We also charge this fee if we send the title documents to you or a third party following full repayment of the mortgage.
Payment of ground rent/service charge/shared ownership rent £75
This fee applies where you hold your property under a lease (including a shared ownership lease). We charge it to cover the administration cost we incur where we have to pay any of these charges on your behalf.
Returned cheque £35
If we have to re-present a cheque a charge is made and debited to your mortgage account.
Missed payment Halifax Payment Plan/Direct Debit £35
If we cannot collect a Halifax Payment Plan or Direct Debit Payment a charge is made and debited to your mortgage account.
Each telephone call requesting payment £35
This fee will apply if you fall into arrears and we call you to request a payment.
Each letter requesting payment £35
This fee will apply if you fall into arrears and we write to you requesting payment. The first letter we send will advise of the fees involved if you miss a payment but will not incur a charge.
If we agree to you not making full repayments £60
We will apply this fee if we agree to you making an arrangement for less than the current monthly payment.
If you fail to make a promised payment £40
We will charge a fee if you make a promise to make a payment towards your arrears and you then break this promise.
Where it becomes necessary to instruct an external debt counsellor (this includes any costs we pay to the counselling agency) £100
We will apply this fee if we instruct an external debt counsellor to visit you to discuss the conduct of your mortgage.
If we instruct solicitors to collect arrears or seek possession £125
This fee will apply where it becomes necessary for us to instruct solicitors to collect arrears and/or begin legal action because you have fallen into arrears.
If we send title documents to our solicitor to help prepare for court £50
This fee will apply where it is necessary for us to send the title documents to our solicitors to assist with any legal action we need to take because you have fallen into arrears.
Adjourning legal action £50
If it has been necessary for us to instruct solicitors to begin legal action and this action is then subsequently cancelled, we will apply this fee to cover the administration involved.
If we have to cancel an eviction or possession £250
If we have arranged an eviction date or we have to take possession and we cancel this action, we will apply this fee to cover the administration involved.
On the Halifax taking the mortgaged property into possession £350
This fee covers the administration involved in making the property secure following repossession and arranging for the sale of the repossessed property.
