Mortgage fees

We charge certain fees in connection with mortgages. These are set out below, and unless stated otherwise, can change from time to time.

Mortgage account fee £265

We will tell you in your mortgage offer if we will charge you a Mortgage account fee. The fee covers the setting up, routine maintenance and closing down of the mortgage account. It is fixed and we cannot change it unless we ask your permission. The fee will be paid at completion out of part of your loan but we will not charge you interest on this fee.

An asterisk* indicates fees that are not applicable if you were charged a Mortgage account fee on completion of your mortgage, or if we have not charged the Mortgage account fee because of the product(s) you chose.

In addition, borrowers will have to pay any costs we pay to third parties that we may instruct to recover any money owed to us or create or protect our security or in using our legal rights. Examples of costs we pay include:

  • Solicitor's charges
  • Possession management fees

We will write to advise borrowers before we instruct a third party.

Mortgage advance by CHAPS £20

When you and your conveyancer are ready to complete your mortgage, our standard procedure is to transfer the money, free of charge, through a banking system called BACS. We require 3 working days notice to do this. If we do not receive 3 days notice, as a special arrangement, we can transfer money through an alternative banking system called CHAPS which means the money will arrive the same day. We charge this fee when the CHAPS system is used.

Full copy of title documents, plans etc £17.50

We charge this fee for retrieving and copying your title documents.

Single copy of document or provision of title information £5

We charge this fee for retrieving and copying specific items or providing information from your title documents.

Consenting to transactions £75

We charge this fee for consenting to the following transactions during the life of the mortgage, for example:

  • Releasing part of the property from the mortgage – We charge this fee for assessing and issuing consent where you ask us to release part of the property from the mortgage. This fee is refunded if the application is declined.
  • Consent to legal documents - We charge this fee if we are asked to issue consent to proposed legal documents/transactions.
  • Grant of Easement (for example, a right of way) - We charge this fee if you ask us to consent to grant of easement/deed of grant transactions.

Please note we charge an additional fee if a valuation is required. We will tell you if we require a valuation, and what the fee will be.

Completing questionnaires or references sent by other lenders granting another mortgage £100 INC VAT

If you are thinking of taking out an additional mortgage with another lender or moving your mortgage to another lender, they will write to us for information on how you have conducted your account with us. The lender will usually send this fee as we require payment before we respond.

Payment of ground rent/service charge/shared ownership rent £75

We charge this fee to cover the administration cost we incur where you hold your property under a lease (including a shared ownership lease), and we have to pay any of these charges on your behalf.

Transfer of Mortgaged Property (transfer of ownership)-Taking off or adding one or more person's name on the Mortgage £160

We charge this fee if you ask us to consent to a change in the ownership of the property while the mortgage is in place. This involves a change in the parties to the mortgage account because everyone who is an owner of the property also has to be a borrower under the mortgage. This fee is non-refundable.

Arrangement fee for further advances £99

We charge this fee for arranging your further advance. This fee is non-refundable.

Revaluation fee for further advances or Home Cash Reserve (dependent on property value)

This fee may be payable where you have applied for a new further advance or Home Cash Reserve. It covers the cost of obtaining a valuation of your property where we need to and involves an internal inspection.

Property re-inspection fee £70

We charge this fee where a re-inspection of the property is necessary after the initial valuation is carried out e.g. when we are asked to release money that we have held back.

*Mortgage Repayment fee

If we charge a Mortgage Repayment fee*, we will tell you the amount of the fee and whether it is variable in your most recently accepted mortgage offer, further advance offer or product transfer offer.  The amount of the fee, if applicable, will also be shown in your Annual Mortgage Statement and in any Amount Owing Statement we issue.  We will also tell you the fee amount at any time you ask us to.  We will not charge you this fee if your mortgage account is repaid because it has run its full term including any agreed extension and/or term applicable to any further advance.

If we take the mortgaged property into possession £350

In addition, borrowers will have to pay any costs we pay to third parties that we may instruct to recover any money owed to us or to create or protect our security or in using our legal rights. Examples of costs we pay include:

  • Each visit by an External Field Agent
  • Solicitor's charges
  • Possession management fees

We will write to advise borrowers before we instruct a third party.
